WHAT EFFECTS THE COST OF A SURVEY?
Terrain and Accessibility:
A flat, open field takes less time to survey than a hilly, wooded tract of land.
Time of Year:
Dense vegetation in the summer affects line of sight and snow and frozen ground in the winter can conceal evidence.
Size and Shape of the parcel:
Larger and/or irregularly shaped parcels take longer to survey.
Field Evidence:
The presence of property monuments aid the surveyor; there absence makes the survey more difficult
Deed Information:
The legal description of the owners and/or adjoining properties may be vague, incomplete, contradictory, and/or mathematically inaccurate.
